Arc Equity Group, LLC is a real estate investment firm based in Chicago, IL which specializes in the acquisition and reposition of multifamily assets between 50–300+ units located in target Midwest markets including Indiana, Ohio, Illinois, Wisconsin, and Kentucky.

The Arc team has 20+ years of experience in the transaction of multifamily apartment properties. This experience has afforded the expertise to source opportunities with significant inherent value, underwrite accordingly, and utilize an expansive lender network to maximize returns for investors.

With over 14 years experience in the commercial real estate industry, Brian has been directly involved in over $750,000,000 in real estate transactions throughout his brokerage career, primarily in the multifamily sector. In addition, he is a general and limited partner in $90,000,000 of multifamily real estate holdings totaling 1,172 units. As the Managing Member of Arc Equity Group, Brian leverages his investment and brokerage experience to oversee the firm’s acquisitions, operations, capital raising, and investor relations.

Population Growth

The current US population is roughly 328 million people with a net gain of one person approximately every 18 seconds.

Increase In Renters

The current home ownership rate is roughly 64% which is the lowest rate since it was 63% in 1965. Furthermore, the homeownership rate for those under 35 was just 36.5% in 2018.

Occupancy Rates

The national apartment occupancy rate is roughly 95%. This is despite the delivery of 283,000 newly constructed apartments in 2018.

Tax Benefits

Investment real estate offers a number of different tax-relate benefits including but not limited to 1031 tax-deferred exchanges, depreciation, and various other deductions – all of which may help lower an investor’s income tax liability.

Our Investment Strategy


Target properties that deliver attractive risk-adjusted returns via the deployment of proven value-add strategies. These efforts will work to improve property operations and cash flow.


Each opportunity will require a specific business plan to increase revenue and/or decrease expenses through a combination of rehab projects and operational efficiencies. The scope and length of rehab will vary by property and dictated by market conditions.


The hold period will vary from 3 to 10+ years depending upon the asset’s performance, market conditions and the financing options available. Feasibility studies of capital event potential will be reviewed annually by the Principals.
